Sometimes problems develop with the floor finish, it affects the appearance of the floor, and how a customer perceives the company they are visiting. Floor problems can result from a variety of causes such as using dirty or unsuitable equipment and tools, water contamination, or improper techniques when applying the finish.

Discolored finish under floor mats

This floor finish problem can happen if floor mats were place back on the floor before you let the finish have time to cure. It could be that the chemicals of the floor finish were not allowed to evaporate correctly, causing the finish to improperly dry. It could also happen if there was a chemical reaction between the rubber backing on the floor mats and the floor finish. The best solution to this problem is keeping the floor mats off a floor that is newly finished for at least twelve hours.

Floor finish has streaks

There are several reasons why you may have streaks in your floor finish. The janitorial service did not properly prepare the floor before they applied the finish because they were in a rush. They could have put on a coat that was either too heavy or too thin or applied another coat before the first one was dry. If they were not trained correctly, they may have used contaminated or dirty mop and/or water. If the floor was too cold when the finish was applied, it could cause streaks. Sometimes if the floor finish was stored improperly and exposed to extreme hot or cold temperatures or contaminated. Swirl marks

When you are cleaning or polishing the floors this could happen if your burnishing pad is too aggressive for the finish on the floor or you are not have the right contact between the floor and pad. It could also be that the pad is wet or dirty. Check the maintenance procedure to find the right pad that should be used to polish or clean the floors.

Powdering

Again, improper training of the office janitor could also cause this. The finish being applied too thin, using contaminated floor finish or a mop head could cause powdering. The floor may not have been rinsed correctly after stripping the floor to put on new finish. If a fan was used to help dry the finish, it could have been pointed directly at the wet finish.
