Where is the best place to find people who need or want to sell their homes? Now this is a good question. This is also a loaded question. Yes, you may be talking about the best place to find people who want or need to sell their homes, but we may also be talking about the best technique in which to sell that home. Think about it!

The best technique is the yellow letter and there is nothing that is ever going to come close to it. I’ve talked about it in the past-the yellow letter always wins!

You may be thinking about the getting the pre-foreclosure list, or tracking the list down to at least get a head start. Yes this is another way to reach the right people. In fact, you might even hear about people going to the banks and talking to the loan litigation office to get a leg up on the other people. Don’t be fooled! This is just not true.

This cannot be true because they are just listing them with realtors. Trust me when I tell you. You don't need to do anything else but master the yellow letter and that is nothing more than using a few lists, not one list, but a few different types of list and sending out a handful of letters a week (and trust me they are going to get you enough deals to keep you busy). Sound easy enough? It is. If you need more deals, you mail more letters. You widen your horizons, you mail to different lists. If you get good at that process and keep duplicating, you won't need to do anything else.

Now about those lists…I’m not just talking pre-closure lists. Many people seem to get caught up with that one list. Pre-foreclosure-that is just one of the many lists you can use. Vacant houses, divorces, bankruptcies, etc-these are other lists that not only exist but will add to you marketing ability.

Zip codes even can work. You want to get the phones flooded people! That is your goal!

Think about it….you are mailing 2,000 yellow letters (maybe you are even mailing postcards). You are putting the same message on a postcard and you are mailing varied lists (keep in mind most of them will be nothing more than zip code list). Whichever list you choose to use (or even if you choose to use all of them) the sky is the limit! There is no such thing as too many lists!
