Apartments in JP Nagar are comparatively older to the ones in some of the upcoming areas. Today the price per square feet of an apartment in JP Nagar averages at INR 5,500. The upper limit has been placed at INR 7000. There was a time about five to six years back when the price per square feet averaged at peak rates of INR 10, 500. Ever since that the area's price appreciation has been flat. It's an indication of the area's real estate activity also. But the area has immense potential left in it. Like in many other regions of Bengaluru, apartments in JP Nagar are also battling the Bangalore Water Supply and Sewerage Board (BWSSB)'s rule according to which apartment complexes are to have independent sewage treatment plants. According to residents, it is a cumbersome process to set up STPs in apartments that are completed. JP Nagar is one such area in Bengaluru where there is a majority of apartments that have been completed and fully occupied. According to flat owners associations, even after taking the trouble and setting up an STP, it may still not work properly. Residents have been rallying various forms of campaigns with the court against this rule.
The possible introduction of the Common Zoning Regulations
In short, the CZR is a draft consisting of regulations that propose to commercial use of land along roads in a residential area that are at least 9 meters (29.5 ft) wide. This has been a disaster for many of the residents of
apartments in JP Nagar . According to them, the CZR will lead to commercialization of areas which are meant for residential purposes. Last month residents from various apartments in the area sent postcards addressed to Chief Minister registering their opposition to the rule.
Tax for lake view
A proposal by the Karnataka Lake Conservation and Development Authority (KLCDA) suggests that apartments surrounding lakes in regions such as those near the Puttenahalli lake in JP Nagar should be taxed. According to G Vidyasagar, KLCDA chief executive officer the KLDCA is planning to make people pay either by way of money or become registered lake wardens or adopt a portion of the lake to protect and maintain it. This needs to be done as unless people take responsibility, the lakes will not be protected. While the tax may or may not be a problem for JP Nagar residents, maintenance of the nearby lake sure is.
