Commercial and residential roofs: what's the difference between the two?
Written by James Smith
Before making a roofing contract, one of the most basic questions a builder would likely ask you is whether the contract offer is for commercial roofing or residential roofing. But have you really wondered what exactly differentiates one from the other? To know the answer keep reading ...
One of the most important points of difference between commercial and residential roofs is that while they are ultimately intended to serve the same purpose at the end of the day, they are still intended to serve different types of roofs. In other words, the design structures of the roofs on which they are expected to be built vary greatly.
Take, for example, window sills. Can you imagine two windows of different design that have exactly the same sidings? The same is the case with roofing styles. Now we are all aware of the difference in the architectural designs of a typical residential building and a commercial building. It may be surprising to many to know that there is more to the difference in the design pattern of the roofs of such buildings than meets the eye. The two different categories of roofing are intended to facilitate the specific requirements of these building designs. http://www.undercuttersroofing.com/
In addition to the design of the roof structure, the size of the roof also plays a very important role. In most cases, it is noted that while residential roofs require only one or two workers on the job, commercial roofs require the entire crew to work together.
Another very important difference between commercial and residential roofs is that residential buildings tend to have fewer bumps compared to commercial buildings. For example, while most residential homes would be expected to have a single chimney boss, commercial buildings should consider projections and lips for everything, starting with ventilation systems, fireplaces, pipes, roof entries, cables mechanics, skylights, etc.
Furthermore, the construction agent may often have to consider serious specifications when selecting roofing materials for commercial buildings (such as heat discharge from heavy machinery, the chemical nature of the substances in use, etc.), while In the case of residential homes, the only important specifications are personal choices about appearance, durability, and maintenance.
Often due to these factors mentioned above, small roof builders tend to view commercial roofs as a more difficult job. Since it's not uncommon for commercial roofing contracts to come with a host of specs, small builders may even hesitate to take on the job, unsure whether they can promise enough labor and wield the tools necessary for that purpose.
Other factors, such as the joints to which the commercial builder and commercial buildings belong, can also play an important role in commercial roofing. Needless to say, these complications are easily avoided when roofing a residential complex.
While these were the most basic differences between commercial and residential roofs, there are also several other factors that matter a lot not only to the builder but also to the service recipient. So the next time a builder asks if you need commercial or residential roofing, remember that this informal-sounding question is actually what determines the foundation of all work.
