Commercial Building: How to Pay for Your New Construction Project
Written by Rachelle Wilber
You have a new construction project coming up. You would like to build your dream house, and you have all the necessary plans ready; the location, the architectural design and the contractor. Only one thing is lacking—funds. This is the hard question that homeowners to ask themselves. Also, how are they going to pay the contractors without getting conned? There are several options available for safely paying for your new construction project.
Secure a Bank Loan
When looking for a loan, like those from LCNB National Bank, don’t just go to the nearest bank. You should carry out your due diligence as you shop around for the best offer in the market. Carry out an in-depth research on their website, talk to their agents or mortgage brokers. What should you be looking for? You should search for the bank which offers the lowest interest rates on their mortgage. Consider the payback period of the mortgage as well. Additionally, take into consideration the type of loan they’re willing to offer you.
Progress Payments
Once you have secured the loan, paying the constructors can be a tricky phase. You don’t want to pay for work that hasn’t been completed yet. That is where progress payments come in. Your contractor will be paid for every stage of the work they have completed, no advances. This will ensure the contractor doesn’t run off with your money. It will also ensure they stay motivated throughout the construction period to get their full pay.
Escrow Trust Account Payments
These are helpful where trust is an issue between both parties. Escrow trust accounts involve placing your funds into an account managed by a third non-partisan party. In this case, your contractors are assured they’ll get paid for any job done since they’re already aware that the funds are available. You as the homeowner can also rest assured that you will only pay for a job well done and completed.
Contract Works Insurance
You will also want to secure an insurance cover for your project while it is undergoing construction. This is crucial as the insurance will cover your house in case something happens during the construction phase. You will be able to shelter the costs of reconstructing it again if need be.
There are several options available for obtaining funding for your new construction project. After considering the above points, you’re now able to make an informed decision on how to do it. You can as well consult a bank agent near you for further advice.Article author
