This real estate agent specializes in selling land to building factories, stores, and other commercial properties. They also show potential clients buildings that are for rent or for sale. They also help business sell their property or look for other property to buy or rent. Commercial real estate can include:

  • Offices
  • Retail spaces
  • Industrial properties
  • Agricultural properties
  • Apartment complexes

Because there are so many different kinds of commercial real estate many agents sub-specialize in one area. For example commercial real estate agents may sub-specialize in office leasing or in purchasing apartment complexes. To become a real estate agent you have to be eighteen years of age, a high school graduate and be licensed by passing a written test. You will also have to have thirty to ninety hours of classroom instruction. The real estate agent has to also be sponsored by a real estate broker. You should also have the ability to analyze data and work quickly with numbers. It is a fast paced-environment so you need to be able to handle this and you have to good communication skills, as you will be dealing with customers, and other real estate agents. You will have to be persuasive to sell commercial properties and have the ability to help potential buyers see the potential in the properties and buildings you are showing them.

Many commercial real estate agents will work under a real estate broker. A real estate broker is required to have a particular number of years of experience determined by the state where they live and at least sixty to ninety hours of formal instruction. The test they have to pass is more comprehensive. When you have a broker’s license you will be allowed to manage your won real estate office and sponsor commercial real estate agents.

Generally you are paid by commission once the deal is completed. When commercial real estate agents provide more services they can charge a higher commission. The commission they receive is generally spilt between themselves and their broker. The property owner is represented by commercial real estate agents who are also referred to as leasing or listing agents. If you represent the tenant as a commercial real estate agent you are known as a tenant representative.

Working as commercial real estate agents they help the owner or tenant get through the intricacies of the process of buying, selling, or doing both. The first thing that a commercial real estate agent should do if they are representing a tenant is conducting a market survey and includes items like the desired location, what the business is, and what size they need. This will help commercial real estate agents to find the right commercial property for their client.
