Sometimes when you are looking for the best ways to have what others cannot, you have to look at what others passed by and have thought was too much work. As you can imagine, the more damage there is, the profits go up and up.
The idea as an investor is to buy very low, fix up and prepare to sell higher for a profit. If you want to buy something for less money, there is generally a problem with the property. Most properties have visible damages along with aged and worn items that are typical.
Fire damaged properties have many unknowns for the unseasoned remodeler. This means that the competition is much less.
For light smoke damage, there is the usual cleanup of debris and replacement of visible damaged items such as broken windows. Ask questions to determine what caused the fire. If the fire was electrical, something will have to be rewired and when the permit is pulled upgrades such as smoke alarms and panel replacement will generally be required especially for older homes.
This is where hiring a public adjuster can really make a difference. He can get the most bang for your buck when it comes to negotiating with the insurance company. He will provide a detailed line item cost inclusive estimate using the very same software that most of the insurance companies use. The difference that he makes is in the details.
For example, let’s say that the insurance adjuster looks in a room and sees light smoke damage. He will generally pay to clean the room and paint it. The public adjuster will write his estimate to clean each light fixture, all of the outlets and receptacles, clean and paint all of the trim, walls doors, closet shelving, prime the damaged areas with a white pigmented shellac, mask all of the light fixtures, replace the vent covers, clean the ducts, ozone the room to get rid of the odor, cover the floors, replace the carpet, replace the insulation in the attic, clean the windows, clean and paint the window stool and apron and change the mini blinds. He can also get money to move the contents around by a professional. Is this enough reason to hire a public adjuster or should I say more.
