Selling your house is a stressful exercise, especially if your property has been on the market for some time and you can’t sell it. If you haven’t had any offers after several months, then you need to investigate why. It could be that you are on the market during the typical slow months of August and December, or it could be that you have been priced out of the market, or it could be the general presentation of your home. This just shows that due to the stringent lending criteria of the major mortgage companies, there are less people looking for new homes and so it could take you longer to get an offer. Similarly, if your property is priced too low you won’t get viewers because they will think there is something wrong with it. It’s fine to have a low price as long as it’s clear that it’s priced to sell and that you won’t take anything lower as you are already marketing your home for your bottom price. Finally ensure that you listen to feedback to find out why it’s not selling. Is the house in a state of disrepair, does it need painting and decorating, or is it dirty and untidy?
