How to Sell Your Home in a Very Competitive Market

We all know by now that it's a great time to buy a home, but not such a wonderful time to sell. So what we recommend you do is ask your realtor for a cash rebate of 3 percent when they sell your home. By doing so, you can lower the costs that are normally associated with selling a home, and in turn reduce the selling price of your home dramatically simply because you got the listing fee waived.
If you can talk your realtor into listing the house for free then with the money you don't pay toward the commission you are able to adjust the sales price so you can sell. The problem in today's competitive market, is that we are competing with distressed properties. We are competing with short sales and with foreclosed properties. The only way the average person can do that is to adjust their sales price. Well, one way to do that is by getting your realtor to reduce those costs of sell a home.
Here are some real examples of the type of success that has been realized using this system of selling and buying homes.
Todd and Nicole had their home on the market for over 6 months before they tried to talk their realtor into reducing the commission on the sale of their home. All they were trying to do is break even; they didn't have any equity in their home. When they used this system and got their realtor to waive the commission on the sale of their home, it sold within 30 days and they go a full price offer on the home. The couple then stayed with their realtor so that he/she could earn the commission on the purchase of another home.
Another great example that highlights the success of this buying and selling technique comes from Chad and Renee.
When Chad and Renee listed their home a few months ago there were 15 homes on the market in their neighborhood and nothing was under contract. Once their realtor waived the listing fee, they were able to break a certain price threshold because they were saving $15,000 dollars in commission costs by using this system. They sold their home in 21 days.
Remember if you can, to follow this simple formula for success in today's real estate market:
1. Find a realtor that will waive their commission on the sale of your home. By waiving the listing fee, they are then going to be able to make their commission when you turn around and buy another home through them.
2. Take the 3% you are saving (the portion you would have been paying your realtor) and drop your sales price to reflect that savings.
