Varthur Road is a suburban locality to the eastern periphery of Bangalore. It has emerged as the top pick for property investment in the city, going by the statistics from the department of stamps and registration. Proximity to IT clusters on Outer Ring Road (ORR) and Whitefield and availability of ready-to-occupy/under construction Grade A office spaces are positively impacting residential development in the area. This means that residents can easily reach Whitefield, ITPL and the EPIP zone within 10 to 15 minutes. IT professionals would look favorably at these aspects since this is the triangle that houses most IT and ITES firms. Bunch that factor together with proximity to good social infrastructure. Well-developed social infrastructure around Varthur Road has resulted in a spate of launches in both commercial and residential segments. Due to availability of land, capital values are still affordable in Varthur. Each time a new infrastructural improvement project is announced, we can see the price hike in the real estate market around Varthur Road. As it is with constant price increase buying properties for sale in Bangalore is becoming a dream to many. Many people still feel that this micro-market is way beyond affordability and is overpriced for its locality, while some feel that sites in Varthur Road is a good investment destination and will yield good returns for the investment as against other sites in Bangalore. There is also a sizeable expat population in and around the Varthur-Whitefield area, in villa properties like Adarsh Palm Meadows where rentals go up to over a lakh of rupees. This too has raised the profile of the area. While high-end properties boast club houses, bar/lounge facilities, jog-stroll tracks, tennis and sports courts and terrace gardens, etc., those in the affordable segment enable a small investor to gain over the next few years. These localities are gaining popularity by the day with many builders scouting for properties to have a presence in this premium locality. The property price trends around Varthur road are somewhere around Rs 4,700 per sq ft and the average rental revenue would be somewhere around Rs 10,000 for a regular 2 bhk flat for sale in Varthur. Hence, Varthur Road is one such residential destination of East Bangalore, where you will definitely earn good returns out on your investment.
