Real Estate Save Tax - Rent vs Own
Written by Rakesh scc
It is well known that home ownership allows a lot of income tax relief for those who rent do not. Two of these relate to the basic deduction of mortgage interest and property taxes paid during the tax year. Although there are many other deductions when buying or selling a house, we will focus on those that you obtain through home ownership, as the owner of a passenger.
The most significant deduction comes from the mortgage interest you pay throughout the year. Most likely your loan is fully amortized, which means your monthly payment of debts to repay and is applied toward interest. Portion of the applicable interest will normally be shown on Form 1098, Mortgage Interest Statement, which is an annual report is sent from your lien holder. This amount is your interest deduction that you meet certain conditions. Please note that if your loan is "grandfathered", meaning that you received before October 13, 1987, all of your interest is considered to be deductible. Any loan obtained later, must meet certain conditions must be fully deductible, but, fortunately, these conditions do not limit the number of homes.
Another note comes from the deduction of their property taxes. These taxes are deductible if they are charged uniformly against all property on the basis of assessed value. Be aware that some state and local districts for special assessments for community improvements such as sidewalks, streets or sewer lines. While these elements are also based on the assessed value of their assets, they may not be deductible.
Another option would be to lease customers the advantage is that they get to live at home before deciding whether they want to buy it or not. You may love the house from the moment I saw it, but after 12 or 24 months of living there may decide that it is too small, growing family, or that the neighborhood does not fit the requirements of his life, and then you can take to pursue their options.
In addition, charges for garbage collection or home association assessments may not be deductible. However, there are some local property taxes, which are used for maintenance, repair, or interest charges related to these benefits. These fees should be considered to be deductible, but carefully examine their tax records is recommended to ensure proper documentation of your deductions. There are also allowable deduction for points paid to obtain your home loan or refinance existing mortgages. Do not get this confused with the loan fees are not deductible, but sometimes referred to as the score.
