Revisiting The Balcony Rules To Amplify The Condominium Lifestyle (By URA)

A House without Balcony (read: exquisite balcony) is like Glasses without proper vision. Balconies take away the stress off your shoulders and you can relax your legs while sipping your morning coffee (also, capturing the sundown). It’s mesmerizing when you spend some intimate time with your family in the company of your favourite plants and a seatings-space. A private gathering under the roof of nature is majestic experience than any other adventurous trip. However, there are a few folks not utilizing the space of the balcony at length. A piece of advice to all of them. Make time to spend some time outside the four walls. We assure you will find peace of mind and soul. Under all this mist, there’s one problem defying the concept of balconies. As a matter of fact, Condominium developers have constructed projects with huge balconies (large as a room). In an honest opinion, such big-sized balconies takeaway the essential space of the house. You do want to enjoy the morning breeze, but rooms inside the house are a place where you will spend most of your time, for example, cooking, dining, sleeping, etc. Imagine, the construction head is compromising the bedroom space, with a view increase the luxury of balcony area? Sounds bizarre, doesn’t it? No worries, the URA (Urban Redevelopment Authority) of Singapore has reconsidered few rules of Condominium construction, to provide the desired space of house and balcony. Rule no #1: The balconies will no longer acquire more than 15% of the internal floor area. As a result, residents can experience more lobby space and living room comfort. Rule no #2: The balconies habituate the joy of coming out of the four walls. In essence, to preserve that experience, URA has imposed a minimum 1.5m width for balconies. Rule no #3: The cap on Gross floor area will now reduce from 10% to 7%. Hence, now the developers cannot go beyond 7% of their designated plot for balconies. Result? No more compromise of smaller interiors for oversized balconies. The whole idea behind cutting down the bonus is to save people from compromising the living experience. The quality of indoors and space is the first concern to look for while buying a Jade scape house. While most of the functions are carried inside the house, balconies at the cost of indoor space is a poor idea. To enjoy intimacy, all you need is a compact space. A balcony, as small as to keep a table, few chairs and plants are apt for a blissful morning (or evening). The Roots of Large-Sized Balconies Whenever a development or redevelopment rule is structured by URA, the decisions are made when the residents demand or decline a set of amenities. Investor buyers were the reason behind the construction of large balconies. Large balconies intend to display, both inner and outdoor luxury of the house. Such houses have a high resale value. No wonder, why investors appeal for a beautiful outdoor construction. Why the Move to Cut-down Size of Balcony? Ever wondered why URA, the urban planning authority of Singapore had to restrict the developers on the size of the balcony. Remember, we are not talking about how construction units are building oversized semi-outdoor space. The actual reason is penned in the application received by the Urban Redevelopment Authority. The application stated the disapproval of residents for balconies as large as the master bedroom. We understand that comfort with nature is necessary, but it can also be cherished in a compact space. The action of URA is justified with applications filed by a number of residents of Singapore. Some Important Rules for using Balcony Do not get carried away when the broker tell you that you can transform the balcony space into a room. Why? Well, there are a few restrictions on adding the balcony screen. Not all screens are approved by the URA. Converting the space into a room defies the purpose of the balcony. Hence, in order to make any changes, the residents are required to take approval from the authority. However, the new construction model eliminates the problem of balcony screening. The allowable space of the semi-indoor seating will not be big enough to create a room out of the same. Condo Units: Leisure for Lifestyle The ever-growing trend of Condo units has moved a lot of residents from common apartments to Jadescape condos loaded with amenities at the nook and corner of the society. In the midst of a busy life, Condo provides the air of refreshment with a number of club activities. Gym area, swimming pool. While large balconies are a matter of concern in a few Condo units, the URA has already taken a step. The aforementioned rules will mitigate the inconvenience caused under the roof of oversized balconies.
