Advantages and Disadvantages of Shared Appreciation Mortgage

However, you get to share the profit on the home with your lender, if the home appreciates in value. Even if you don't plan to sell the home, the lender might have to carry out an appraisal of the property to determine its current value and then demand a percentage. The percentage is agreed upon during the mortgage application process.
Furthermore, if you already own a home, you can also take advantage of the shared appreciation mortgage. This will allow you to access the home equity now while sharing a percentage of the future value.
The major downside of the shared appreciation mortgage is that you are obligated to share your home's profit or value with the lender. People who want to sell off their home and buy a bigger property might find this very difficult.
How to Apply for Shared Appreciation Mortgage
Before applying for a shared appreciation mortgage, you need to get the right lender. This might require a little research. Once you find the right lender, you should then discuss the conditions and terms with them. It is important to discuss everything including the fees, interest rates, accessible equity, and also what would happen if the property value does not appreciate in value.
Once you have decided to go with a lender, you can then put forth your application. Certain documents might be required for the shared appreciation mortgage application process. These might include proof of employment and income, retirement account statements, bank statements for assets required to qualify for the mortgage, your past debt payments such as your credit cards.
