Step1 – Landscape: First impressions are everything. When a potential buyer drives up to your home, they should get the “Wow, this looks nice” feeling. This is also referred to as “curb appeal”. To achieve this, you must make sure trees and bushes are trimmed and the grass is green and recently mowed. Planting flowers not only brightens up the yard, it also makes people feel happy. When the exterior looks nice and inviting, your buyers will be excited to see the interior of the home.
Step 2 – Exterior: Make sure windows are clean and are not broken or cracked. Repair any damage to siding or trim. Caulk cracks around window trim before painting. A fresh coat of paint will make your home look new and will stand out from all the other homes. Your goal is to make your home look like the best house on the block.
Step 3 – Clutter: The backyard and garage must be cleared up. Nothing will turn off a potential buyer more than seeing a backyard full of junk or weeds. Organize and get rid of the clutter in your garage. If you are using your garage as a storage unit, it is time to rent one. Potential buyers want to see how much room they will have for their vehicles.
Step 4 – Interior: If the walls are looking dingy and drab, then you should paint the interior also. Replace worn out carpet or if it is still in good condition, have it professionally cleaned. Clear and remove all clutter, including personal items such as family photographs and knickknacks and the millions of magnets and notes on the kitchen refrigerator. Potential buyers want to imagine how the home would look if they were living there. You should keep your furnishings and decorations to a minimum in order to make the rooms look as spacious as possible.
Step 5 – Staging: If your furniture is outdated or you have already moved out, you might want to hire a professional to stage your home. A clean vacant home is not always a good thing. It can give a feeling of cold and emptiness. Proper furniture placement along with plants, lamps, rugs and wall décor is inviting and warm, giving the buyer the imagination of what it would be like to live there. The expertise of a professional to stage your home could make the difference in getting it sold quickly.
Step 6 – Incentive: You may want to offer the buyer an incentive such as a home warranty, a gift card, or a television.
Step 7 – Real Estate Agent: This can be the most important decision you make. A realtor can list the home, show the home to potential buyers, have an open house, and handle all the paperwork. Find a realtor who is familiar with your area and knows what to price your home in order to sell it quickly. Price is almost always the number one deciding factor with any purchase.
In today’s market, when selling your home, you must go a little bit more above and beyond than just having a clean home and having it priced right. Having an edge over your competition to attract buyers, and staging your home from the moment a potential buyer drives up so that they are eager to see the interior is the key to selling your home quickly.
