Situated in Gautam Budh Nagar district of Uttar Pradesh, Greater Noida is a well planned out and modern city. The city is an add-on to the Noida area created under the UP Industrial Area Development Act, 1976.

The need to develop the city arose from the rapid development that Delhi experienced in the early 1980s. This surge in development led to total chaos as a result of which the Government of India realized the demand of an extension to the city of Delhi. After Gurgaon, they concentrated their efforts in developing Noida and Greater Noida.

Noida was planned and developed to accommodate the population influx over a period of 20-25 years, but the population explosion due to migration because of growth in industry saturated the area in a mere 15 years leading the government to rethink a new plan. And thus came up the project of Greater Noida.

Connectivity
The positioning of the city is to its advantage. It is just 30 km to the south-east of NCR Delhi. Just a 30 minute ride between the two cities of Delhi and Greater Noida via the Noida-Greater Noida Expressway is all it takes for one to reach the city.

Metro connectivity is a plus point about the new city. To connect to other parts of the adjoining areas the Noida Metro Rail Corporation was launched. It basically runs across the Noida-Greater Noida Expressway.

District Administration
Greater Noida a part of the Gautam Budh Nagar district is part of the Meerut Division, which is headed by the Divisional Commissioner, who is an IAS officer senior in rank. The Commissioner runs the local government institutions of the division, also in charge of infrastructure development and maintaining law and order. The District Magistrate reports to him.

Climate
The region experiences a Tropical Savanna Climate, very similar to the climate of Delhi. The summer temperatures are very intense with temperatures going up to a maximum of 45 °C. The summers are hot and dry, with hot and humid monsoons, pleasant and dry spring and autumn and very cool to cold winters.

Educational Institutions
Educational institutions are plenty in number. Right from schools and colleges to universities, you name them and they are to support the education of its resident children. Parents can send their children to educational institutions without having to worry about their safety and the distance they would otherwise have to travel in order to study. It assuredly is all there.

Sports
The Jaypee Sports City is a well planned city aimed at promoting sports. It is replete with various sports venues like an international cricket stadium, a hockey stadium and an international Formula 1 racing circuit. It also boasts of a golf course and a badminton academy owned by the renowned Pullela Gopichand.

Industries
The Greater Noida project was launched to support the spurt in industrial development that the city of Delhi experienced in the early 1980s. Thus it can be viewed as an industrially developed area. A handful of mobile manufacturers have set up base in Greater Noida. Ptanjali Ayurved is another big player in the city.

Real Estate
Real estate in Greater Noida is up by many notches due to the pandemic outbreak since late 2019. There has been a setback for real estate in Delhi with it becoming a burning bed of funeral pyres because of the Covid- 19 scare. Delhi has experienced a halt in enquiries for properties, sales and new launches. The existing construction work came to a sudden stand still. All at once the scenario turned gloomy.

While on the flip side the scenario became brighter for Greater Noida. Enquiries for independent plots and homes have been on the rise since then. The social distancing norm has been the cause for the Independent House for Sale in Greater Noida since then.

Buyers are insisting on independent properties as the chance of contracting the deadly disease is relatively low. Pricing of real estate in Greater Noida is comparably low against Delhi combined with the chances of future appreciation are also reasons why the buyer is looking out for Independent Houses for Sale in Greater Noida both big and small.
