Using an Auction For Selling a Freehold
Written by Steven Martin
One of the options that you can use for selling a freehold is to place your freehold up for sale through an auction. This can be a useful thing to help you with getting your freehold sold off to someone. There are a couple of risks that you will need to be aware of though.
An auction is a useful process for selling a freehold in that it works where people can bid on your freehold over a period of time. Depending on the auction that you are using it can involve a time limit or a meeting where the bidding will occur in just a couple of minutes. Either way plenty of information on the freehold that you are selling will be posted to the public so that people will get a better idea of what you have and can decide if they want to go with your freehold in an auction or not.
When you get your freehold sold through an auction you can get a better shot of getting it sold to someone. After all, the auction that you are going to be working with is something that will be available to the public. There is no guarantee that your freehold will be able to be sold off to someone in an auction though. You should watch for this when you are getting your freehold sold off.
You will need to know that the amount of money that you can get off of your freehold when you sell it through an auction can vary. A general minimum will be used though in that in an auction a minimum bid will be set up. This minimum amount can be a percentage of the actual value of your freehold and will be used to help with getting the bidding process in an auction started.
In many cases the amount of money that you can get out of your freehold can be based in accordance with the value of the winning bid in an auction. In many cases the winning bid could end up being higher than the actual value of your freehold. There is also a chance that is could be sold at a lower value. When putting your freehold out to the auction block you are running the risk of losing money but you will have a shot at gaining some money.
Be aware that no matter what you are doing you will need to take a look at some of the fees that will be involved with selling a freehold. The auction house that is handling the freehold for you will generally charge you an amount of money for the services that are being provided to you. This amount will usually be a percentage of the amount of money that your freehold was sold at during the auction.
Some additional fees may be added to the amount of money that you get through an auction. These include fees like solicitor fees and surveyor fees. These fees will be based on factors like the inspection of your freehold and the valuation of the freehold before being put on the block.
An auction is a great thing to check out when it comes to getting a freehold sold off. Selling a freehold can be easy to handle in that you will get more people interested in your freehold because of how it is open to the public and because of how the value can vary in accordance with the bidding one wants to work with. Be aware though that the money you can get can vary and that fees will be involved.
