What Do Home Buyers Really Want?

Every buyer wants a quality home that they can be proud to live in.
They want a home that won't fall apart and will give them years of happiness. Home buyers focus not only on the size and square footage but the quality as well. Both of these things gives a home its worth.

Common Desires

When someone looks at a home, some of the most common concerns are centralized air conditioning, walk-in closets in the master bedroom, a bedroom on the main floor, a patio for entertainment and the size of the garage. An over-sized garage the can provide storage space as well as fit multiple cars can make a sale.

These things must be well thought out though. Most buyers want efficient centralized air conditioning. A unit that is 25 years old cannot provide that. A patio needs to be a true outdoor living space with some amenities associated with it. The main floor bedroom should be big enough for a master bedroom or a good sized guest room. This way, guests or aging relatives will be welcomed in your home.

Rooms that Get Noticed

The living room is one of the most important rooms in today's market. Most buyers are looking for a large open floor plans instead of separate formal living and family rooms. Informal spaces allows the home buyer to entertain company or spend an afternoon relaxing with the family.

The bathroom is another room that gets noticed. Buyers want more than one bathroom and they want upgrades and amenities such as garden tubs, tiling and designer fixtures. Pedestal sings, claw foot tubs, and a separate shower and tub are also items buyers find popular.

Home buyers will inspect a kitchen very closely. Stainless steel appliances, high quality cabinets, marble or granite counters, kitchen islands and quality flooring makes a big first impression and will go a long way in selling the home. Buyers sell the kitchen as an extension of the entertainment area which go along with a nice open floor plan.

The Homes Target Audience

A person's age can affect what they want in a home. Most realtors report that people younger than 44 usually want a suburban location. Located near schools, parks and playgrounds are a big draw for this age group. For buyers older than 45, one-story homes that are less than 10 years old appeal to them. A flat lot with a sprinkler system will also help sell the home. No matter what the age, location is always important.

First time home buyers will most likely overlook items like designer fixtures, walk in closets, solid counter tops and a large garage.
Their list of must-haves tend to shorter and they usually have a stricter budget. Repeat home buyers will have some experience and requires those things that first time home buyers overlook.

The type of upgrades make to the home will decide who the home will generally appeal to. So when refurbishing a home, take time to check out the neighborhood and upgrade according to demographics.

Home buyers want a little of everything, and the specific needs and wants vary widely from buyer to buyer. But they will be willing to compromise if a home is well cared for and offers some modern or updated features. Attractive homes located in the right area will sell relatively quickly.
