Every star player (that’s you) needs a supporting team. There are several key players you’ll need to facilitate the success of your real estate investing business: Realtor, Contractor, Mortgage Broker, Appraiser, Attorney, Accountant.

Realtors—One great source of leads can be working with a Realtor. They have unlimited access to pre-foreclosures, foreclosure, short sales, and REOs (bank owned properties). Make sure to tell your realtor exactly what you are looking for so he or she can be of the most help to you.

Contractor—If you intend to do rehab deals, you’ll need a stellar contractor. Ask for referrals of folks you know. To save money go with the mom and pop contractor who has a versatile crew rather than the big guy running his commercials during primetime.

Mortgage Broker – When dealing with buyers who need financing you’ll want to have a top flight mortgage broker in your rolodex. It’s imperative that you keep up with the trends as far as bank lending goes. A mortgage broker will be able to tell you if a prospective buyer will likely qualify and how much they will likely qualify for based on how the banks are doing business.

Appraiser—Appraisers are helpful in narrowing down the value of your subject property. Appraising is more of an art not a science so it’s nice to use an appraisers skills as a second opinion after you’ve already determined the comps based on your own criteria.

Accountant—Somebody’s got to keep the books, and if you can’t, don’t want to or faint at the sight of a ledger; you better hire someone to take care of this crucial part of your business. Diligently record all of your income and expenditures so that you can determine whether your business is operating in the black or the red. Keeping an accurate record of your company’s financials is essential when good ole Uncle Sam comes knocking every April 15.
