Buying a house for the first time can be very daunting; there are so many things you need to consider before you start looking for a house. When I was moving houses, or house relocations as my 5 year old son said, I made a priority list which had things like nearest school, transport links, parking and what was happing in the local community.

The first thing to do is try to arrange the mortgage in principal as for first time buyers it’s as good as having cash to buy the house. There are few advantages in arranging the mortgage before, which include:

• You will not be bothered by estate agents who insist that you see their in-house mortgage advisor
• You know exactly how much you can afford, so you don't miss out on that dream house because you think it's out of your price range
• When you do find the house of your dreams you can put an offer in immediately

Look for a house till you find one that meets all your priorities, once you find a house make sure you view it a few times on different days and at different times, as well as under different weather conditions as houses look lovely in the sunshine, but an area can look a real dump in bad weather.
Estate agents are the interface between you and the seller, try to establish a personal rapport with them but also remember that the estate agent is working for the seller, not for you.
